DIRECTOR OF CONSTRUCTION
Job Summary: From Conception to Completion. Ground up construction/remodel project management for Travel Centers, Convenience Stores and QSR Restaurants.
Oversee and manage contractors, sub-contractors and entire build start to finish. Will report to company President. Privately held company operating NV, CO, KS, UT, IA, AZ and soon to be spreading to the East Coast rapidly.
Essential Job Functions:
Plans construction requirements by deploying company resources; resolving development issues; planning, monitoring and appraising critical path results; coordinating information.
Initiates, plans and finalizes project designs working with Marketing, Operations, Loss Prevention, Facilities , and Corporate personnel.
Meets construction schedule by hiring, orienting and coaching sub-contractors; verifying work in progress; resolving problems; reporting progress.
Achieves financial objectives by negotiating sub-contractor rates; meeting profit projections; anticipating requirements, submitting information for budget preparation; scheduling expenditures; monitoring costs; analyzing variances; reviewing and approving invoices.
Fulfills contract requirements by completing pre-construction and closing inspections.
Complies with legal and company requirements by enforcing building codes; following company systems, policies and procedures; maintaining safe and healthy work practices; monitoring inspections.
Improves efficiency of Construction process, by evaluating engineering system results; recommending new systems, policies and procedures; recommending and implementing revisions.
Maintains continuity among corporate, division and local work teams by documenting and communicating actions, irregularities and continuing needs.
Increases employee`s effectiveness by recruiting, selecting, orienting and training; communicates job expectations, values, strategies and objectives; coaches, counsels and disciplines employees; plan, monitor and appraise job results; foster a climate conducive for offering information and opinions; provides educational opportunities.
Completes operational requirements by developing schedules; assigning and monitoring work; gathering resources; implementing productivity standards; resolving problems; maintaining reference manuals; implementing and enforcing new procedures.
Contributes to team effort by accomplishing related results as needed.
Qualifications:
Minimum of five+ years of current/very recent experience in RETAIL and RESTAURANT Construction. Must be computer literate in Word, Excel and PowerPoint.
Must be able to live in/relocate to the Las Vegas Area.
Ability to travel to sites 30%+ travel
