Position Summary:
In this role, the Vice President of Planning & Development will oversee all aspects of the selection, acquisition, planning, and pre-construction development process for new Company profit centers and other major capital projects. This position will work closely with the Vice President of Construction to ensure all major development projects are executed in a timely and cost-efficient manner. Some travel will be required of the position.
Essential Duties and Responsibilities:
Manage an internal team of Project Managers and Administrators, as well as external consultants such as brokers, engineers, architects, and attorneys.
Lead the process of initial site investigation for viability, including soliciting feedback from other departments.
Oversee the new land acquisition process from negotiations through closing with the support of the Legal Department and outside attorneys.
Perform due diligence investigations and studies with the assistance of outside consultants on land use, environmental, detention, utilities, traffic, access, etc. as required.
Prepare recommended site plans, building plans, equipment plans, petroleum plans, and elevations.
Prepare business cases, timelines, budgets, and other presentations for project approval.
Interpret and apply local zoning ordinances to complete applications for zoning changes, permitting, construction, and operation of company facilities.
Working with municipalities and third parties, prepare and attend hearings on zoning, special use and variances.
Develop plans to enhance and revitalize existing Company locations.
Perform bid process for construction projects and negotiate costs for the same.
Submit completed site and building plans for appropriate permits.
Education and Experience:
10+ years’ experience in commercial real estate planning, development, or construction, with petroleum retail experience preferred.
Bachelor’s Degree or greater in business, architecture, civil engineering, or other applicable field.
MBA preferred but not required.
